As a free warm-up for the <a rel=\"noreferrer noopener\" href=\"https:\/\/passit.ca\/humber-course-2-residential-real-estate-transactions\" target=\"_blank\"><strong>Passit Guide for Humber Course 2: <\/strong><\/a><em><a rel=\"noreferrer noopener\" href=\"https:\/\/passit.ca\/humber-course-2-residential-real-estate-transactions\" target=\"_blank\"><strong>\u200b\u200b\u200b\u200b\u200b\u200b\u200bResidential Real Estate Transactions<\/strong><\/a>,<\/em> we wanted to share our top Course 2 study tips and strategies:<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">1. Set a study start date and stick with it. <\/h3>\n\n\n\n<p>With 20 modules, and almost 5,000 pages of content, this course is massive. There&#8217;s no quick fix \u2014set up a calendar and commit to regular study time, in one to two hour chunks. Humber&#8217;s course completion timeframe is 10 weeks, but you can complete it sooner with a disciplined and assertive approach.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">2. Plan for a <em>full<\/em> <em>course<\/em> review prior to your exam.<\/h3>\n\n\n\n<p>By the time you complete Module 20, your active memory has likely archived some material from earlier modules. Set aside time for a review of the course from start to finish. For this phase, we recommend using the PDFs provided for each module (<strong><a data-cke-saved-href=\"https:\/\/humber.passit.ca\/post\/5dab693f4825f1182c447653\" href=\"https:\/\/humber.passit.ca\/post\/5dab693f4825f1182c447653\">here&#8217;s where you find them<\/a><\/strong>), as it&#8217;s quicker to flip through the content. Remember, the recommended course completion time is 10 weeks (maximum is 5 months), but <strong>you<\/strong> choose the exam date. Be strategic! <code><img decoding=\"async\" alt=\"Copyright 2020 Passit\" src=\"https:\/\/app.passit.ca\/images\/logo_watermark_small.png\" style=\"height:15px; width:62px\"><\/code><\/p>\n\n\n\n<p><em><strong>September 2020 Update:<\/strong><\/em> Module PDFs are now available directly from the module start screen in your <a rel=\"noreferrer noopener\" aria-label=\"Humber learner portal (opens in a new tab)\" href=\"https:\/\/humber.ca\/realestate\" target=\"_blank\"><strong>Humber learner portal<\/strong><\/a>. Just be aware if you are relying on <em><strong>previously<\/strong><\/em> saved PDFs that the course material is updated frequently, so an old PDF download may no longer be current.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">3. Skimming is a no-go.<\/h3>\n\n\n\n<p><strong>\u200b\u200b\u200b\u200b\u200b\u200b\u200b<\/strong>Exam questions are computer-generated and all content is fair game. Skimming this course is short sighted. Students often share their exam topics, but remember <em>your<\/em> exam could be very different! The best approach is to be ready for anything. Although there\u2019s lots of material to cover, the content of this course isn\u2019t difficult to understand\u2014the key is leaving enough time and sticking to a disciplined approach.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">4. Study in segments.<\/h3>\n\n\n\n<p>This course is best tackled in logical sections. This helps to solidify your knowledge before you move on. Here are our recommended sections: <\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Modules 1-2 <em>(Agency and Representation Agreements) <\/em>&nbsp;<\/li><li>Modules 3\u20135 <em>(Zoning, Planning, Demographics, Finances) <\/em>&nbsp;<\/li><li>Modules 6\u20138 <em>(Housing: Structures, Systems, Finishes) <\/em>&nbsp;<\/li><li>Modules 9\u201313 <em>(Listing and Showing) <\/em>&nbsp;<\/li><li>Modules 14\u201318 <em>(Offers and Agreements)<\/em><\/li><li>Modules 19\u201320 <em>(Conditions, Pre-Closing and Closing)&nbsp;<\/em> <code><img decoding=\"async\" alt=\"Copyright 2020 Passit\" src=\"https:\/\/app.passit.ca\/images\/logo_watermark_small.png\" style=\"height:15px; width:62px\"><\/code><\/li><\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">5. Get comfy with the Act &amp; Code.<\/h3>\n\n\n\n<p><strong>\u200b\u200b\u200b\u200b\u200b\u200b\u200b<a data-cke-saved-href=\"https:\/\/www.ontario.ca\/laws\/statute\/02r30\" rel=\"noopener noreferrer\" target=\"_blank\" href=\"https:\/\/www.ontario.ca\/laws\/statute\/02r30\">REBBA<\/a><\/strong> and the <strong><a data-cke-saved-href=\"https:\/\/www.ontario.ca\/laws\/regulation\/050580\" rel=\"noopener noreferrer\" target=\"_blank\" href=\"https:\/\/www.ontario.ca\/laws\/regulation\/050580\">Code of Ethics<\/a><\/strong> are common threads throughout the course, and can be difficult to fully retain as they are covered repetitively, and in multiple modules. Save yourself some confusion and, at minimum, <strong><a rel=\"noreferrer noopener\" data-cke-saved-href=\"https:\/\/www.ontario.ca\/laws\/regulation\/050580\" href=\"https:\/\/www.ontario.ca\/laws\/regulation\/050580\" target=\"_blank\">read the code<\/a><\/strong>. It&#8217;s a 10-page document, and extremely important. If you understand these core rules, you can easily apply them to <em>any<\/em> scenario on the exam.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">6. Prioritize the hot topics.<\/h3>\n\n\n\n<p>For a course this large, most people ask: <strong><em>What should I make a top priority for my final review?<\/em><\/strong> This course has a mix of regulatory rules, leading practices and common sense concepts (listed in order of priority). Your time is better spent re-reading sections that dive into what you must do regulatorily (e.g., documentation and disclosures), than topics that are fairly logical (e.g., staging suggestions for sellers). Gauge time based on your personal comfort level with the concepts. Here&#8217;s our breakdown of the absolute <em>must-know<\/em> parts of the course, along with where you&#8217;ll primarily find them covered:\u200b <\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Agency Relationships, Obligations and Client vs Customer <em>(M1 L3\u20135)<\/em><\/li><li>Types of Representation Agreements <em>(M2 L2\u20135)<\/em><\/li><li>Disclosure Requirements. This is sprinkled throughout the course\u2014take note of all sections indicating what info must be shared and documented, what info should never be shared or documented, and to which parties, e.g.,<ul><li>Documenting Relationships <em>(M2 L1)<\/em><code> <img decoding=\"async\" alt=\"Copyright 2020 Passit\" src=\"https:\/\/app.passit.ca\/images\/logo_watermark_small.png\" style=\"height:15px; width:62px\"><\/code><\/li><li>Inducements <em>(M2 L7)<\/em><\/li><li>Property Conditions <em>(M10 L1)<\/em><\/li><li>Direct\/Indirect Interest <em>(M19 L2)<\/em><\/li><\/ul><\/li><li>Listing Obligations and Advertising <em>(M12 L3 &amp; 4)<\/em><\/li><li>Open House Conduct <em>(M12 L5 &amp; 6)<\/em><\/li><li>Multiple Representation and Confirming Representation <em>(M14 L3)<\/em><\/li><li>The Agreement of Purchase and Sale <em>(M15 All)<\/em>. Tip: Read all clause snapshots in this module, and practice explaining what each pre-printed clause means.<\/li><li>Conditions <em>(M17 L1)<\/em>. Understand precedent vs. true precedent vs. subsequent and the difference between waiving and fulfilling a condition.<\/li><li>Counter Offers <em>(M18 L2)<\/em> and Competing Offers <em>(M18 L3)<\/em> <\/li><li>Brokerage Regulatory Compliance, e.g.,<ul><li>Deposits and Trust Accounts <em>(M14 L2)<\/em><\/li><li>Retaining Offers <em>(M18 L2, M19 L2)<\/em><\/li><li>FINTRAC <em>(M19 L3) <\/em><code><img decoding=\"async\" alt=\"Copyright 2020 Passit\" src=\"https:\/\/app.passit.ca\/images\/logo_watermark_small.png\" style=\"height:15px; width:62px\"><\/code><\/li><\/ul><\/li><li><strong>Remember:<\/strong> These topics are top priority, but the entire course is fair game\u2014expect exam questions from <strong>all<\/strong> lessons. <\/li><\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">7. Set your exam date strategically.<\/h3>\n\n\n\n<p>Keep an eye on the <strong><a data-cke-saved-href=\"https:\/\/humber.ca\/realestate\/becoming-a-salesperson\/program-details\/real-estate-salesperson-pre-registration-phase1\/residential-real-estate-transactions-exam.html\" rel=\"noopener noreferrer\" href=\"https:\/\/humber.ca\/realestate\/becoming-a-salesperson\/program-details\/real-estate-salesperson-pre-registration-phase1\/residential-real-estate-transactions-exam.html\" target=\"_blank\">Course 2 Humber exam schedule<\/a><\/strong> for your area, as available exam dates can be checked without booking. Due to COVID-19 all exams are currently running online only, via Proctortrack. In general, exams are bookable a <em>minimum<\/em> of 7 days out. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\">8. Know what to expect on exam day.<\/h3>\n\n\n\n<p><strong>\u200b\u200b\u200b\u200b\u200b\u200b\u200b<\/strong>This is a three-hour exam, entirely multiple choice, with 115 questions. Don&#8217;t forget to bring photo ID and know your Humber user ID and password. You&#8217;re permitted to bring a non-programmable calculator and a transparent water bottle (no label). <\/p>\n\n\n\n<h3 class=\"wp-block-heading\">9. Don&#8217;t get discouraged!<\/h3>\n\n\n\n<p>Many of the concepts in this course aren&#8217;t especially complex, there&#8217;s just lots to know. Plan on significant reading time, and reward yourself upon completion of a module to keep you motivated! Use Passit along with your course materials to stay engaged: read a module, then use Passit for that module until you&#8217;re consistently achieving 80-85%+, then move on.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">10. Don&#8217;t panic.<\/h3>\n\n\n\n<p>The sheer size of this course is daunting but do-able! Prep for your exam with a disciplined and methodical approach. Use the <strong><a rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\" href=\"https:\/\/app.passit.ca\/docs\/passit-power-plan-humber-course-2.pdf\" target=\"_blank\">daily study strategy to keep you on track<\/a><\/strong>. Cramming the night before the exam will overwhelm your active memory. Set aside time in the week prior to your exam for a review of the course from start to finish.
